Buy Now or Wait? Building Equity in a Down Market

As an Austin realtor serving renters, first‑time buyers, and seasoned homeowners across Kyle, Buda, and San Marcos, one question dominates today’s housing market: Should you buy a home now at higher interest rates, or wait for rates to drop? This decision impacts equity growth, affordability, and long‑term stability in the Austin real estate market.

The Austin Business Journal, citing the BMO Real Financial Progress Index, reports that 54% of renters envy peers who already own homes. Among Gen Z, that number climbs to 63%, and millennials top the list at 67%. Yet despite this desire, many are hesitant. Nearly 69% of Gen Z renters and 74% of millennial renters who intend to buy are waiting for interest rates to decline. Meanwhile, 61% of respondents feel less confident about ever owning a home than they did five years ago.

These numbers reflect a real tension for potential buyers: the desire for stability and equity versus the fear of making a costly move in today’s market. Making the right decision is important; however, a “right” decision is well-informed. Let’s break down the benefits and drawbacks of each approach.

Buying Now at Higher Interest Rates

Benefits:

  • Start building equity immediately. Every mortgage payment chips away at principal, creating wealth over time. Rent payments, by contrast, build equity and wealth for someone else, namely the landlord. 
  • Lock in today’s home prices. While rates are high, housing inventory in Austin has cooled slightly, giving buyers more leverage in negotiations. In other words, now is the time to buy!  Waiting could mean facing higher prices once demand surges.
  • Refinancing later. Buyers can secure a home now and refinance when rates drop. This strategy allows you to benefit from today’s prices while planning for tomorrow’s lower payments.
  • Tax advantages. Mortgage interest and property taxes are deductible, offering financial relief that renters don’t enjoy.

Drawbacks:

  • Higher monthly payments. Elevated rates mean less affordability, potentially limiting the size or location of the home you can purchase.
  • Reduced buying power. Some buyers may need to compromise on features or neighborhoods.

Waiting for Interest Rates to Drop

Benefits:

  • Lower monthly payments. A reduced rate means more affordability and potentially a larger home for the same budget.
  • Improved confidence. Buyers may feel more secure entering the market when conditions seem favorable.

Drawbacks:

  • Rising home prices. Pent‑up demand from renters waiting on the sidelines could drive prices higher once rates fall. You may save on interest but pay more for the property itself, which could cancel any potential savings from lower interest rates.
  • Lost equity growth. Every rent payment is time lost without building your own wealth or equity. Over five years, that can add up to tens of thousands of dollars in missed opportunities.
  • Uncertainty. No one can predict exactly when rates will drop, or by how much. Waiting may stretch longer than expected.

From a Realtor’s Perspective

The envy and hesitation highlighted by the Austin Business Journal survey are understandable. But the truth is, there’s no perfect time to buy. The “perfect” time is when you’re financially ready and committed to building equity. Buying now may feel uncomfortable with higher rates, but it positions you to own an appreciating asset, benefit from tax advantages, and refinance later. Waiting may ease monthly payments, but it risks higher prices and lost years of equity.
